What choosing a painter in Aventura really comes down to
Aventura is a small city with a lot of vertical living. It was planned and built largely in recent decades around Turnberry and Aventura Mall, incorporated as a city in 1995, and the result is street after street of condominium towers with pockets of gated houses tucked between them. So the first question for any paint job here is not color. It is what kind of property you have and who has to sign off on the work.
This page is here to help you sort that out and then point you to the right service. It is not a step by step of how we paint, and it does not dig into any single building. For the method, follow the service links below, and for a wider view of the area see our Miami-Dade County painters page.
Towers, townhomes and the few single family streets
If you own a unit in a tower along Turnberry Way, on Williams Island or in Porto Vita or Mystic Pointe, the paint is interior work done inside a building that has its own rules. We treat the building as half the work: freight access booked, corridors and floors masked where we carry gear, and crews kept to the quiet hours your tower sets. One person stays on the account from the walkthrough to the handover, and no job is closed until the owner has checked it personally.
If your home is a townhome or a single family house in The Waterways, Aventura Lakes or Hidden Bay, the job looks more like a traditional repaint. We handle the exterior stucco, trim and doors and the full interior, with colors cleared through your community’s architectural review before we start so nothing holds up the schedule.
Coastal conditions in a waterfront city
Water is never far away in Aventura. The Intracoastal runs along its eastern edge and inlets reach back into Williams Island, Marina Del Rey and the Waterways. That means salt air touches most of the city, and salt is hard on paint. It chalks exterior finishes sooner and rusts railings, balcony rails, gates and light fixtures. Before we repaint an exterior here, we wash longer, treat any rust on metal and prime for coastal exposure, so the finish lasts rather than peeling back in a season or two.
A quick map of our services here
Each service has its own page with the full method. In Aventura, this is how they tend to show up:
- Interior painting carries most of the tower work: a feature wall, a two tone room, or a whole unit with ceilings, trim, doors and smoothed out stucco, color consultation included. Read the interior painting page.
- Exterior painting mostly lands on the townhomes and gated houses, where we repaint or remove stucco, fix cracks and repaint fascia, soffits and gables. Read the exterior painting page.
- Pressure washing usually opens an exterior repaint and also stands alone for pavers, pool decks and building walls. Read the pressure washing page.
On every one of them we cover and move what needs covering, keep the site tidy day to day, and say so up front if a finish or a color choice is likely to disappoint.
HOA common areas and association work
Because so much of Aventura is organized into condominium and homeowners associations, a lot of the work here is for boards and property managers rather than a single owner. We plan lobby, hallway and exterior common area work in phases, post notices for residents ahead of time and keep walkways open and safe while we work. Color and product details go in for review up front, and you deal with one person, not a different crew lead every week.
