Why exterior paint fails faster in South Florida
Paint on a South Florida home works hard. Strong sun breaks down the paint and fades the color, so the surface turns chalky. Humidity feeds mildew and algae, especially on north facing walls and under the eaves. Summer storms push water into every crack, and those cracks keep growing if nobody fixes them.
That’s why the prep matters more than the color. A rushed paint job can look fine for one summer and start peeling the next one.
How we paint your exterior
- Walkthrough and written quote. We look at every wall, crack and stain with you and put the full scope, price and schedule in writing.
- Pressure washing. Dirt, chalk, mildew and algae come off first. New paint needs a clean surface to grip.
- Repairs. We patch stucco cracks and replace failed caulk around windows and doors. If we find something unexpected, we show you before doing any extra work.
- Primer. Repairs, bare spots and chalky areas get primer so the finish coats go on even.
- Two finish coats of exterior paint made for Florida heat and sun.
- Clean up and owner sign off. Plants, windows, walkways and your driveway are covered during the job and cleaned when we finish. The owner walks the house with you before we call it done.
Stucco, trim and gables
Stucco repaint or removal. Most homes just need a clean, repaired and repainted surface. If your texture is damaged or you want a different look, we can remove or re texture the stucco first.
Crack repair. Hairline cracks are normal in South Florida stucco. We patch them before painting so they don’t come back through the new paint.
Trim, fascia and gables. These take the most sun and rain. They get scraped, sanded and primed where needed, then finished so they shed water and are easy to clean.
What affects the cost
The size of the home is only part of it. Two story homes need more ladder work, cracked stucco takes longer to repair and big color changes can need an extra coat. Our instant estimate gives you a realistic range in about 30 seconds, and the written quote after our visit is the price you pay. Quality guaranteed: if something isn’t right, we come back and make it right.
HOA colors
Many South Florida communities need approval before you change an exterior color. We work from your HOA’s approved list, help you test samples on the wall and give the board the product details it asks for.
