How a paint job changes across Miami-Dade
Miami-Dade is bounded by the Atlantic and Biscayne Bay on the east and runs all the way west to Everglades National Park, with the farming land of the Redland in the south near Homestead. A house in one of those zones does not meet the same weather or the same rules as a house in another, which is why a single countywide approach rarely holds up.
On the coast, barrier island and bayfront homes in places like Miami Beach, Sunny Isles, Aventura and Key Biscayne take the brunt of salt air. It chalks finishes and eats at metal railings and fixtures, so those jobs lean on heavy washing, rust treatment and coastal primers. Move inland to Doral, Kendall, Miami Lakes and the western suburbs and the pressure shifts to strong sun, summer humidity and sprinkler overspray on stucco and townhome walls. South toward Homestead and Cutler Bay the lots open up and the housing skews newer, with large block and stucco homes that mostly need clean prep and the right coating for full-sun exposure.
This page is here to help you place your home and then send you to the right city guide. It is not a step-by-step of how we paint, and it does not dig into any one neighborhood. For the method, see the service links below; for your city, use the links further down.
Older landmarks and newer subdivisions
Miami-Dade holds some of South Florida’s most regulated architecture alongside some of its newest construction. Coral Gables runs exterior color through its Board of Architects and an approved palette of about 60 Mediterranean Revival earth tones, and even repainting the same color can need a sign off. Miami Beach historic districts guard their own look as well. Homes like these need patient color matching, careful masking and detailed trim and gable work.
At the other end are Doral and much of Kendall, built largely in recent decades as master planned stucco and townhome communities that share a developer palette. There the task is usually matching an approved community color and getting clean, consistent results across repeated elevations.
The condo and association landscape
Miami-Dade is the most populous county in Florida, and a large share of its homes answer to a condo board or a homeowners association. We treat that side of the work as seriously as the paint itself. Color and product details go in for review, the service elevator and loading dock get reserved, hallways and carts stay covered, and crews stay inside the hours the building allows. Whether it is a tower on the water or a gated community on the western edge, you get one point of contact, and the owner signs off before any job is called finished.
Interior and exterior work countywide
Across Miami-Dade we handle full interior repaints, accent and two tone walls, ceilings, trim, doors and interior stucco smoothing, plus exterior stucco repaint or removal, crack repair and trim and gable work rated for the local sun and rain. Pressure washing comes first on most exteriors and stands on its own as a service too. The full method lives on the service pages: see exterior painting and interior painting.
Throughout, we protect floors, furniture and landscaping, flag any problem before we cover it, and tell you straight if a color or an approach will not look right or will not last.
