A painter’s buyer’s guide to Weston
Weston does not look like the rest of Broward, and it does not hire a painter like the rest of Broward either. The city was planned from raw land by Arvida, incorporated in 1996 under the name Indian Trace, and built around a system of manmade lakes and canals pushed right up to the edge of the Everglades. The result is one of South Florida’s best known master planned communities, where the streets, the setbacks and even the paint colors were decided before anyone moved in.
So the paint itself is rarely the hard part here. The hard part is two things: getting your color through a board that wants the city to stay uniform, and prepping surfaces so the finish holds through hard sun and summer storms. This page walks through the homes you will find, the approvals that come with them, and how a location on the western edge changes a repaint. For the coat by coat process, use the service links below, and for how the rest of the county compares, see our Broward County overview.
Why Weston homes all look related
Here is the piece that surprises people new to the city. Because Weston grew as a single planned community, most homes answer to a master association that keeps a restrained, mostly earth tone palette, and many neighborhoods run their own review committee underneath it. That is why a street in Weston reads as one color family instead of a patchwork. For you, it means the color choice is narrower and the approval step matters more than the brush does.
Clearing that approval is something we build into the job rather than leave to you. We put real samples up on your own wall so you can judge them in Weston daylight, gather the swatches and product sheets the reviewers ask for, and submit the packet early enough that the yes is sitting in your file before the crew shows up. On community or common area work, residents get notice in advance, paths stay open and safe, and one person handles your schedule from the first visit to the last.
The communities, and what each one needs
Weston is uniform on the surface but varied underneath, and the kind of home you own changes the prep and the price:
- Established homes in Bonaventure, one of the original neighborhoods, with mature trees and older stucco that wants crack repair and a bonding primer before any color.
- Golf frontage in Weston Hills and The Ridges, where long elevations, detailed trim and resort style landscaping reward patient masking and clean edges.
- Large waterfront lots in Windmill Ranch Estates, a horse friendly enclave of bigger homes where the water facing walls hold humidity and ask for harder washing first.
- Family homes and townhomes in Savanna, The Isles, Country Isles and Emerald Estates, laid out in gated subdivisions where shared walls, tight setbacks and gate access shape the schedule.
Pinning down which of these you own, and the prep it calls for, happens on the first visit, and that judgment drives much of the final price.
Painting on the edge of the Everglades
Weston is the most western city in Broward, and its whole western side backs onto Everglades conservation land. That setting decides the weather. Salt air is not a factor this far inland, but the flat overhead sun is punishing, the wet season is long, and water sits inside the communities themselves, in the lakes and canals nearly every subdivision is built around. The sides of a house that face that water, or spend the day in shade, hold moisture and grow mildew, and a crew that rushes past the washing and drying leaves you with a finish that lets go early.
In summer the storms pile up over the glades and arrive without much warning, so we front load the exterior work into the morning hours, keep an eye on the radar, and shield wet paint the moment the sky changes. The stretch from November through April is calmer and in higher demand, so getting on the calendar ahead of that rush is worth doing.
What we do here, in brief
Three services cover most Weston homes, each with its own page if you want the full walkthrough:
- Interior painting: accent and two tone walls, whole home repaints, ceilings, trim and doors, old interior stucco flattened out, plus a second opinion on color when you want one.
- Exterior painting: stucco repainted or taken off, cracks filled, trim and gable work, topped with coatings that stand up to flat sun and the summer downpours.
- Pressure washing: the opening step of most repaints, and a standalone clean for driveways, pavers, pool decks and fences.
Across all three, your floors, furniture and landscaping stay covered, we raise anything that will not look right before we paint over it, and nothing counts as finished until the owner has walked it and approved it.
